RENTAL AGREEMENT: All guests are required to verify the primary guests identity and sign our rental agreement. The rental agreement will be sent to you with your booking confirmation.
PETS: Your pet must be registered with management. Pet fee's are $10/day/pet. On some apps (Airbnb) - we charge a standard fee of $40, this will cover the first 4 nights of the pet fee, after that we reserve the right to charge an additional $10/night/pet. We provide dog blankets and pillows as well as dog bowls. As per Florida law - Emotional Support Animals (ESA) are not considered ADA qualified Service Animals. A Service Animal is not to be left alone on the property. We reserve the right to require all animals be crated when guests are not at the property. Please pick up any pet waste. Failure to pick up pet waste will result in a $250 fine.
QUIET HOURS: Quiet Hours are from 10:00 PM - 8:00 AM. We are a family friendly building and we ask all guests to keep noise/music to a minimum during our designated quiet hours. There are noise monitoring devices in our units to ensure all guests have a great stay. The noise limit is set to 75 decibels during quiet hours, which is roughly the sound of TV playing on loud volume.
NO SMOKING: We understand that people smoke. We ask all of our guests to smoke outside only and not to loiter or sit in the front entrance/steps of the building to smoke. The designated smoking areas are on the sidewalk, or in the back yard. Please note that the removal and/or tampering of any smoke detectors and/or alarms at any time are grounds for the immediate removal from the property without refund.
NO PARTIES: We do not allow parties or large gatherings without prior written approval from management. All people on the property must be registered and disclosed in your Airbnb reservation. We do allow our guests to have visitors, but no more than 10 people can be on the property at a time and absolutely no additional overnight guests without prior written permission.
PESTS: Our property is maintained monthly by a professional pest management company. They use only safe for human products to ensure our property is pest free. South Florida is a tropical climate - on occasion, you may experience a minor pest problem. Please notify us immediately and we will have our pest control company attend the property on the next business day to ensure the problem is remedied. We do not offer refunds or discounts for any pests, however we do offer our guests a $20 voucher to our convenience store as compensation for any pest encounters.
EXTERNAL NOISE: Welcome to Little Havana! This busy neighborhood next to Brickell and Downtown can sometimes be a little noisy. In particular, there can be some street noise, especially during Marlins baseball games. There are wild roosters in the area that sometimes like to crow in the morning. We do not offer refunds for noise complaints, but we will provide complimentary earplugs.
TRASH: Unfortunately, as we are not a hotel and do not have staff on site to assist you at all times, you are required to take the trash out on the designated days (there will be notices in the apartment as well as messages sent to you the day before trash pickup). If you require assistance with the trash, please message us asap so that we can accommodate you. Failure to take out the trash may result in a $50 fine.
DAMAGE/LOSS: Homeowners are not responsible for any accidents, injuries, or illness that occurs while on the Property or any off-property locations. The Homeowners are not responsible for the loss of any personal belongings or valuables. By accepting the reservation, it is agreed that Guest and all other occupants are expressly assuming the risk of any harm and/or loss arising from their use of the Property or other areas and harm and/or loss to others whom they invite to use the Property.
MAIL/PACKAGES: Guests are not permitted to accept mail and/or packages at the property unless they have explicit written authorization from management. We accept no responsibility or liability for lost packages.
ALL GUESTS REGISTERED: Please provide government issued ID for all guests that will be staying overnight and are registered with your booking. Failure to register guests may result in removal from the property. Please ensure the number of overnight guests you have, matches the number of guests you reserved when you made your reservation.
ADDITIONAL DAYTIME GUESTS: We allow up to 5 additional guests on the premises during non quiet hours. During quiet hours, the only people permitted on the property are those registered with your booking.
NUISANCE: Neither Guest, nor anyone else in the rental party, nor any guest or invite shall cause any nuisance at the Property or disturb any occupant of any adjacent or proximate property.
NO FIREARMS OR WEAPONS OF ANY KIND: We do not permit firearms, guns, knives, nunchucks, or any other type of weapon on the premises at any time. Any guest or acquaintance of a guest that brings a weapon onto the property is subject to immediate cancellation of your reservation without refund.
LOST REVENUE (OPPORTUNITY COST): If you or a person/pet in your party or a person/pet invited on to the property with you, damage the apartment or any part of the property in such a way that it is not rentable and forces the homeowner to lose revenue; you are responsible for all lost revenue until the apartment/property is able to be repaired and re-rented. Repairs must happen in a reasonable amount of time with an emphasis on restoring the apartment/property to its pre-damage condition quickly.
SECURITY AND NOISE MONITORING DEVICES: The property has various security cameras and noise monitoring devices placed throughout the property. There are no cameras inside any property. Cameras, noise monitoring devices, and other hardware throughout the property are not to be tampered with, including: do not remove devices, do not block devices, do not obstruct devices in any way. Failure to comply with this rule is grounds for reservation cancellation without refund.
LOCKS: Lock the door to your unit at all times. If you do not lock the door, the homeowner is not responsible for any lost or stolen items. Guest is responsible for any and all missing property or furniture items from the apartment (some replacement costs are defined in our “Missing Items Policy” posted in the apartment and on the website where you reserved your stay with us).
BUNK BED WEIGHT CAPACITY: Bunk beds provided in our units have a maximum weight limit of 300 Lbs on the top bunk and 450 Lbs on the bottom bunk. Failure to comply with these weight limits may result in damage to the bed or property and personal injury. Homeowner is not liable for any injury or damages from failure to follow maximum weight limits
TOILETS & PLUMBING: When using the toilet and sinks, please do not put any feminine products, chemicals, or any other substance that is not supposed to go into the plumbing system/drain. Please dispose of cooking grease in the garbage, not the sink. Guest is responsible for any damages and costs resulting from improper use of toilets and plumbing system.
EVENTS ALLOWED: We allow some types of events based on management discretion. ALL EVENTS are subject to written management approval and possible rate increase.
GROUPS ALLOWED: We offer our apartments for group events as a multiple family housing location.
COMMERCIAL PHOTOGRAPHY AND FILMING: Allowed upon written management approval and premium fee.
FAILURE TO ADHERE TO ANY OF THE ABOVE MENTIONED RENTAL RULES IS GROUNDS FOR TERMINATION OF YOUR RENTAL CONTRACT AND REMOVAL FROM THE PROPERTY WITHOUT REFUND.
